(Sharing my notebook writings for the creation of a content strategy)
Brand to work: Darius Hamptons Real Estate
Objective: Solidify Darius as THE local guy, not just a realtor. It’s about the lifestyle. This first phase is all about connection, not sales.
Build the brand!!
Pillar 1: “The Experience”
(Focus: The feeling of being on the summer pristine waters of the Hamptons. Use the drone here for epic shots.)
- Golden Hour: Get that sunrise/sunset slow-mo footage. Pure beauty
- POV Shot: Insta 360 on the board. Make the viewer feel like they’re there, padeling, exercizing.
- “Sound On” Clip: No music over (unless is Darius speaker). Just water, paddle, nature. Authentic.
- Board Time-lapse: Lock the camera (phone) on the board, show the clouds/water moving. while we do the route (better if we’re goign to a location in specific).
- Coffee on the Water: Classic shot. Birds sounds, chillness, Rita, Him, a thermos, morning mist. (Even a newspaper and he sitted down on the board while giving the market pulse).
- Drone Reveal: Start tight on him, pull back to show the massive, beautiful bay.
- Water Reel: Montage of just water textures, birds, sky, moments… light, reflections. sunsets/sunrise.
- Shadow Shot: Drone from directly above, showing their shadows on the water. Then tilt to the sunset.
- Post-Paddle Talk: Quick, raw video of him on the beach after. “How it felt.”
- Fitness Angle: Faster edit, show the workout side of paddling. And show them as Hamptons sports people. That makes the brand feels energized, healthy, creates empaty with the also agged target, and could connect with a niche community of other superagers.
- Foggy Morning: Moody, atmospheric shots. Paddling through the fog.
- Wildlife: Get some good shots of the local birds (from a distance).
- Seasons Edit: A Reel comparing a summer paddle vs. a fall one.
- Rainy Day Paddle: Show the beauty even when the weather isn’t “perfect.”
- Night Paddle (right after sunset, not actual night): Long exposure shot. Could be epic if we can pull it off. (We must bring waterproof flashlights and security equipment)
Pillar 2: The Explorer
(Focus: Showcasing specific Hamptons spots. Must tag every location.)
- Secret Spot Series: Weekly feature on a hidden gem launch point or cove.
- Shinnecock Bay Tour: Focus on his home turf near Hampton Bays.
- Paddle to a Landmark: A journey to the lighthouse or a cool bridge.
- Restaurant Arrival: Paddle up to a waterfront spot like Cowfish. Fun Reel idea.
- Neighborhood by Water: “Southampton’s shoreline from the board.”
- Bay vs. Ocean: Compare the two paddling experiences.
- Interactive Map Post: Ask followers where to go next. Boosts engagement.
- Then & Now: Recreate an old postcard photo of the shoreline.
- Ultimate Picnic Spot: Paddle to a deserted beach for a picnic.
- Architecture Tour: Focus on the amazing waterfront homes. Subtle real estate link.
- Island Hop: A mini-adventure out to one of the small islands.
- Under the Bridge: Get that unique perspective shot paddling under a bridge.
- Top 3 Sunsets: A Reel/carousel of his go-to sunset paddle spots.
Pillar 3: The Guide
(Focus: Provide real value. Position him as a trusted local expert.)
- Beginner Tips Reel: “3 Things to Know Before You Go.”
- “What’s in my Bag?”: Quick gear show-and-tell.
- Safety Check: Short video on checking tides/wind. Super important.
- How to Launch: Simple tutorial for newbies.
- Perfect Paddle Stroke: A quick form check.
- “Ask Me Anything” Story: Use the IG question sticker for a Q&A.
- Parking Tips: Genuinely useful info. Where to park near the best spots.
Pillar 4: The Connection
(Focus: The subtle bridge to real estate and the “why” behind it all.)
- “The Ultimate Backyard”: Shot of him with waterfront homes behind. Caption is key here.
- A Different Kind of Tour: Frame a paddle as “touring the neighborhood.”
- Community Spotlight: Paddle with a local business owner friend. Tag them.
- Why I Love It Here: Piece-to-camera on the water. Heartfelt.
- Market Update from the Water: Very casual, once in a while. Insightful, not salesy.
- Water Access is Key: A post highlighting a home with a dock or beach access.
- Transitional Reel: Shot FROM the water, transitions to a shot OF the water from a home’s deck.
Pillar 5: The People & The Community
(This is the secret sauce. Adds the human element. Makes him relatable.)

- Tandem Paddle: Show them working together (or comically failing) on a two-person board.

- Family Flotilla: Drone shot of the whole family out on their boards.
- GoPro on the boys: their perspective. Low to the water, full of wonder.
- Sandbar Picnic Adventure: Frame it as a family quest for the perfect lunch spot.
- Giant Paddleboard Day: Get one of those huge boards and have the whole family pile on. Guaranteed laughs.
- C. “Paddling With…” Series (The Community Connection)
- The Concept: A collab series with local personalities. Expands reach for everyone.
- Ideas for Guests:
- A local chef (shore-side cooking).
- A local artist (paints the scene).
- A local musician (acoustic song on the water).
- A local business owner (talks community).
- A local wellness expert (paddleboard yoga).
- The Rollout: Tease the mystery guest on IG Stories before each episode drops. Build hype.
